Located next to Salford Central station within the New Bailey commercial scheme, the seven-storey office was designed by Make Architects and features a distinctive red brick weave façade.

Fit out for HMRC – BAM



The BREEAM ‘Excellent’ building comprises the ground floor and six storeys and will be situated on New Bailey Street, immediately adjacent to Salford Central station.

The Trend IQ Vision BEMS system comprises of 2 main control panels one situated on the roof serving the Packaged BACnet AHU’s, LTHW, DHWS, CHW systems and circuits complete with extensive metering using Modbus meters for Energy, Gas, Water and Electricity. A further panel on the Ground floor serves a number of other AHU’s, A/C units and the mains incoming water.

The extensive system also includes twelve riser panels at each floor level which support the interface to the floor mounted BACnet FCU controllers, VAV box controls linked to Co2 sensors and sub divided heat, water and electricity metering enabling detailed analysis of the energy usage on a floor by floor bases.

The IQ Vision software provides the user with extensive control and monitoring options and alarm reporting. To further enhance the reduction of Co2 and energy usage Trend’s latest Energy Management software is provided allowing the user to accurately track and mange and report their energy usage.

After successfully completing the project Open Control have been awarded the fit out contract. The fit-out of the 157,000 sq ft building for the HM Revenue and Customs will accommodate thier 2,400 staff they are due to take residence early next year.
